Facility Management - Ten areas where Alpha will save you time and money:

1. Management Plan

We create a comprehensive management plan that will maximize income, lower expense and reduce loss. This plan encompasses financial, facility and resident management, which all must be considered for an effective program.

2. Document Management 
We create, distribute and maintain effective leases, subleases, parental guarantees, and security deposit documents. This allows us to effectively set standards, and to enforce those standards.

3. Rental Collections
We aggressively pursue the financial terms of your lease agreements. Follow up calls, late fees, payment plans, acceptance of credit cards, evictions, collection programs undertaken by trained staff will result less credit and vacancy loss for your group.

4. Out-Of-House Dues Collections 
Most chapters do not have an effective program for setting or collecting membership dues for those not living in the facility, because they don’t have an effective method of billing and collecting this income. This is puts an unfair burden on those living in the facility and results in lost revenue for the chapter. Our program will tap this revenue stream and bring new dollars into your budget.

5. Security Deposit Enforcement
We will reduce your long term maintenance expenses and increase your bottom line through an aggressive security deposit damage inspection program. Clear security deposit language, thorough move in documentation, regular inspections during the school year, and move out reporting holds the residents accountable for their damages. Less of the owner’s money will be needed for the repair of damages and housing code problems.

6. Client Representation
We serve as your agent representative with city, police, fire, insurance companies, building and housing officials. We understand their policies and procedures. We know how to get things done and resolve problems with these agencies.

7. Preventative Maintenance Programs
It costs five times more to repair something that breaks rather than properly maintaining it. We develop n annual maintenance program for all of the systems of your building. We review the maintenance program with the alumni annually to improve its effectiveness and reduce costs.

9. Resident Relations
Communication with the residents is paramount to a good management program. Communication is required to set expectations, enforce standards and resolve problems. With full time staff, we can dedicate the effort needed to make the residents’ experience positive and to communicate the information necessary to uphold the standards of your lease documents.

10. Alumni Participation
Once the management program is in place, our groups often see greater alumni volunteer involvement in their house corporations and advising teams. Because alumni aren't saddled with solving facility problems, they feel more comfortable volunteering to assist with advising, mentoring, alumni programs and fundraising.
