Buying Or Renting A Property
Finding a prime location for a Greek group is becoming increasingly difficult on most campuses. Government regulations relating to the zoning, parking, ground water retention, utilities, building codes, fire codes and potential renovation costs create a difficult maze that must be negotiated. Very few real estate professionals understand how all these factors affect the value of a property, but our unique experience representing Greek groups and our knowledge of real estate and construction make AMG ideally qualified to assist you with locating your next property to purchase, lease or build.

Selling or Leasing Your Property
When circumstances dictate that your group can no longer use an existing facility, you may wish to consider the sale or long-term lease of your property. Obtaining the maximum value for a specialized property is not easy, and it takes much more than putting a for sale sign in front of the property. Let AMG create and implement a customized marketing plan for your property. We’ll put the relationships within the Greek systems that we have cultivated for years to work for you.

Turn-Around Programs
If your group cannot use a property for a period, but you wish to retain the valuable asset for the future, let AMG design and implement a turn-around program for the property. We will market, lease and manage your facility on a temporary basis. We often provide positive cash flow that allows the owners to continue pay ongoing financial obligations and improve the property.. During this period, we can also implement a phased improvement program that will return the property to top condition.

Real Estate Financing
Traditional banks will rarely finance fraternities and sororities because they don't understand them and the properties don't fit their traditional lending models. Over the years we have developed relationships with banks and lenders that will consider financing fraternity and sorority properties. When your regular bank says, “No.”, let AMG assist you with placing financing for your property.

Joint Ventures
AMG provides another option when traditional financing won't get the job done. AMG may be able to help by arranging and structuring a joint venture with other investors. We have a pool of investors that have interest in sharing in the ownership of a property with your group. For a return on their investment and with AMG's facility management program in place, the investors will add their financial resources to make the purchase of your new property possible.

Purchase and Lease Back
Similar to a joint venture, the purchase and lease back may allow your group to obtain permanent housing when you may not have the financial resources to purchase the property yourself. AMG will coordinate the purchase of a property by a group of investors, and then sign a long-term lease with your group. The lease agreement can include an option for your group to purchase the property at a later date. In this manner, you can lock up a permanent facility, and then have time to raise the funds needed to purchase the property.

Property Tax Appeals 
When is the last time that you have analyzed the taxes being assessed against your property? Many times, tax assessors continue to increase a property’s valuation each year until the valuation becomes more than comparable properties.. Unless you challenge the tax assessment, using accurate market data and analysis, your group will continue to pay thousands dollars a year of taxes that are unfairly assessed against your property. Let AMG examine your property taxes. If we feel you're being over charged, our property tax consultant can appeal the assessments on your behalf.
